AC annual maintenance contract (AMC)

AC maintenance contracts for commercial buildings

For most of the year, air conditioning is what keeps a shop open and an office usable. An annual maintenance contract puts servicing on a planned schedule, instead of waiting for units to fail in the hottest months.

Why businesses put AC on a contract

Heat and dust are hard on air conditioning. Filters load up, coils foul, condensate drains block, and a unit that is struggling keeps running, drawing more power and cooling less, long before it finally trips.

Ad-hoc repairs only deal with the unit that has already failed. A planned maintenance contract looks after the system before it gets that far.

What preventive AC maintenance is for

In general, preventive maintenance on air conditioning is about the faults that build up slowly:

  • Airflow. Filters and coils that restrict airflow and make units work harder.
  • Drainage. Condensate drains and trays that block and leak into ceilings.
  • Performance. Units that are running but no longer cooling as they should.
  • Early warnings. Noise, vibration and wear that signal a failure before it happens.

Part of your wider building maintenance

Air conditioning is usually the system a building notices first when it fails, but it isn't the only one. If you want water, drainage, pumps and tanks looked after as well, see MEP maintenance, or our building maintenance overview.
